Thank you for your interest in our rental property. We schedule all showings through the application process. Please complete an application on our website www.trihelm.com. You will have the option to pay upfront for the application fee or you can choose the “skip fee” option and pay with a money order after viewing the property. We will contact you to set up a time to view the property once we receive the application.
We use a variety of outside contractors or vendors depending on what needs to be done. We have a long list of requirements and expectations for our contractors. Most of our repair vendors have been with us for years and offer quality work at competitive prices. Under most routine and emergency situations, we will use our own vendors to complete the work.
If it is a repair essential to the maintenance or safety of the property and less than $500, the repair will be ordered, and you will see an entry for the payment of that bill on your next statement. If it is more than $500, the property manager will call you for direction and/or approval, unless it is an emergency call or a safety issue that requires immediate action.
We have two full-time maintenance staff members that handle a lot of our smaller work orders.
We do offer a early termination fee to the tenant. They must reside in the property for more than 6 months, have a $0 balance, pay 1.5 month rent termination fee and the following two months (60 days notice).
We do yearly walk through inspections during the renewal process. However, our maintenance staff are trained to look for items while they are at your property handling a tenant work order. They report back to us if they see something that needs investigated and we schedule a walk through.
Managing the number of properties that we do, it is not possible for us to have different guidelines as to how to handle maintenance on each property. The general guidelines that apply to all the properties that we manage are stated above. The Home Warranty requirements do not fit within our guidelines. If you wish to keep your Home Warranty in place, you may want to consider our Leasing Only service.
The last day of each month you will receive an owner statement showing all money in and money out (expenses). At the end of the year you will receive a yearly report along with your 1099 for income taxes.
We ACH owner distributions around the 10th of each month.
We manage a variety of properties from Single Family homes, Multi-family and Commercial Properties.
This depends on how fast you get the required documents to us and when you pay the application fee. The first thing we require is proof of income. Once this is verified we check your rental history.If we have all required documents and your current/previous landlords get back to us in a timely manner its possible to have the results as soon as the same day. But there are instances where if we are waiting on a paystub or a rental verification it can take several days.
In order to move in we require the first full months rent upfront along with security deposit and pet fee if applicable. All move in money must be paid via certified funds (money order or cashiers check only). Once you move in you can pay by personal check or ACH through the tenant portal online.
You must complete the application on our website. We will review the application and will contact you to set up a showing and discuss your options. You will have the option to pay up front for the screening process or you can view the home and then pay the application screening fee with a money order or cashier check.
Our pet policy varies for each property. However, it is usually $500 non refundable pet fee. We reserve the right to not allow certain breeds.
Rent is due on the 1st of each month, late on the 5th of the month at 5:00pm. The late fee is $75. Also, NSF fee is $35 and you will be required to pay with certified funds for remainder of lease.
The security deposit is typically equal to one months rent.
